Rezoning for apartment complex on Woodrow Wilson Way approved

The Rome City Commission has approved a rezoning request for a new apartment complex on Woodrow Wilson Way.

Josh Mandell with Gateway Development spoke about the proposed development.

“This would be a 200 unit, class A, multi-family development that will have a full amenity package,” he said.  “We just got back our market study which proved our thinking that there is a huge housing demand, and I think most folks we have spoken to here agree.”

Mandell gave an estimated timeline for completion.

“If all of our financing processes stay on track, we will probably break ground late second quarter or early third quarter of this year,” he said.  “That usually means our first units are delivered and ready for occupancy within about a year.  We can beat that a little bit, sometimes, or we might be a little delayed, but I’d say a year.  Then, if we are going on a normal schedule, we are probably delivering 25 units a month over the next 6 to 8 months, roughly.”

Mandell said that rents will run roughly from $1,000 to $1,050 for one-bedroom apartments, $1,400 for two bedrooms, and $1,600 for four bedrooms.

In other action, the commission also approved a rezoning for a 41-unit townhome development on East 1st Street.

The applicant is proposing 3-story townhomes with 2-car garages that are approximately 1800 to 1950 square feet, as well as 2- story townhomes with 1-car garages that are proximately 1630 square feet.

Also Monday, the city commission tabled a proposed Unified Land Development Code Text Amendment to allow townhomes, triplexes and duplexes along major streets with restrictions.
